Controller
Real Estate Firm seeking a hands-on Controller to oversee accounting and financial operations across a growing multifamily apartment portfolio. This role is ideal for a real estate accounting leader who enjoys building structure, modernizing systems, and partnering closely with ownership to elevate financial reporting and operational clarity. The Controller will play a critical role in strengthening financial controls, streamlining processes, and ensuring accurate, timely reporting while supporting the organization’s continued growth.
Key Responsibilities
Financial Leadership & Reporting
• Oversee all accounting functions for the multifamily portfolio, including monthly, quarterly, and annual closes
• Prepare and deliver clear, accurate financial statements and consolidated reporting for ownership
• Manage budgeting, forecasting, and variance analysis across properties and entities
• Ensure GAAP-compliant accounting practices and consistency across the portfolio
• Oversee accounting across a complex, multi-entity structure including LPs, LLCs, and corporate entities
• Serve as the primary accounting partner for loan underwriting, refinancings, and ongoing lender relationships, including preparation of lender-facing reporting and responses to lender inquiries.
Systems & Process Modernization
• Lead the evaluation, implementation, and optimization of accounting systems and property management software
• Ensure strong alignment between property management systems and the general ledger
• Design and improve workflows to enhance efficiency, scalability, and internal controls
• Standardize reporting, policies, and procedures across entities and properties
• Drive automation and process improvements to reduce manual work and improve data integrity
Portfolio & Property Accounting
• Oversee property-level accounting including rent roll reconciliation, CAM recoveries, accruals, and intercompany transactions
• Partner with asset management and operations teams to support property performance and decision-making
• Support acquisitions, dispositions, refinancings, and capital projects from an accounting and reporting perspective
• Oversee ongoing in-house construction and renovation accounting, including capitalization of costs and maintenance of fixed asset schedules
Compliance & Controls
• Manage audit, tax, and lender reporting processes in coordination with external partners
• Ensure compliance with loan covenants, reporting requirements, and internal policies
• Strengthen internal controls and risk management practices
• Coordinate and review external cost segregation studies and depreciation schedules, ensuring alignment with construction records and entity financials
• Provide oversight of payroll accounting across multiple entities and pay structures, including
California wage and hour compliance
Team Leadership
• Lead, mentor, and develop internal accounting staff and third-party accounting resources
• Foster a culture of accountability, continuous improvement, and collaboration
• Spearhead documentation and transfer of institutional knowledge
Qualifications
• Bachelor’s degree in Accounting, Finance, or related field (CPA preferred)
• 10–15+ years of progressive accounting experience managing accounting for multifamily real estate portfolios at scale
• Strong knowledge of property accounting, financial reporting, and real estate structures
• Experience modernizing accounting systems and improving processes in a growing organization
• Hands-on leader comfortable operating in a lean, entrepreneurial environment
• Advanced Excel and QuickBooks skills; experience with property management and accounting platforms (e.g., Yardi, MRI, AppFolio – with Yardi experience highly preferred)
